Reading your BER Advisory Report for the windows grant
Look for three things on your BER Advisory Report: the rating for the attic (roof) insulation, the rating for the wall insulation, and the Heat Loss Indicator. Good or Very Good on the attic and the walls means you meet SEAI's standard for the windows grant. Anything lower is the work to do first.

- Goodor Very Good: the attic rating you want
- Goodor Very Good: the walls too
- Below 2.3the HLI after the work

The three lines
- Attic or roof insulation. Its rating sits beside it. Good or Very Good meets the standard.
- Wall insulation. Rated the same way. Good or Very Good meets the standard.
- Heat Loss Indicator. The whole-home figure. SEAI says below 2.3 meets the windows grant rule after the work.

A semi-D with the attic done and cavity walls never filled: 1 step first, the €1,300 cavity grant, then €3,000 for the windows and up to €1,600 for two doors.
How this is worked out
SEAI's windows and doors grant needs a Good or Very Good Heat Loss Indicator on the BER Advisory Report after the work, which SEAI says an HLI below 2.3 meets. Attic and wall insulation rated Good or Very Good on your report means you meet the standard. The grants are SEAI's fixed amounts for your home type, and the doors grant is shown for two doors. The check is a guide: a BER assessor and SEAI decide.
If one is below Good
- The attic: attic insulation, with its own SEAI grant. The amounts.
- Cavity walls: cavity wall insulation, the smallest wall job.
- Solid or hollow block walls: internal or external insulation. Solid walls first.
If your BER is old
A BER describes the home as it was on the day it was done. If you've insulated since, an old report undersells the home. SEAI's advice is to ask a BER assessor, or get a pre-works BER. If SEAI grants paid for the attic and wall insulation, SEAI can confirm it on its system without a new BER.
Questions people ask
What on my BER shows I can get the windows grant?
Attic and wall insulation rated Good or Very Good on the BER Advisory Report, which SEAI says meets the standard.
My BER is from before I insulated. Is it still valid?
It describes the home before the work. Ask a BER assessor, or get a pre-works BER. SEAI can confirm insulation its own grants paid for.
Where do I get my BER Advisory Report?
From the BER assessor who did your BER. It comes with the certificate.
