Get your home ready for the windows grant

SEAI pays €4,000 for a detached house's windows and €3,000 for a semi-D's, plus €800 a door. It only pays when the home passes the heat loss test after the work, so the attic and the walls come first. Four taps show where your home stands, what to do first and every grant on the way.

Free, no obligation. One registered contractor prices it, not five.

What kind of home is it?

SEAI sets the windows grant by home type.

How this is worked out

SEAI's windows and doors grant needs a Good or Very Good Heat Loss Indicator on the BER Advisory Report after the work, which SEAI says an HLI below 2.3 meets. Attic and wall insulation rated Good or Very Good on your report means you meet the standard. The grants are SEAI's fixed amounts for your home type, and the doors grant is shown for two doors. The check is a guide: a BER assessor and SEAI decide.

Why the attic and walls come first

Heat leaves through the roof and the walls before it reaches the glass.

Before you apply

Why does the windows grant need insulation first?

SEAI's windows and doors grant needs the home to reach a Good or Very Good Heat Loss Indicator (HLI) on the BER Advisory Report after the upgrade. SEAI says an HLI below 2.3 meets it. Attic and wall insulation rated Good or Very Good on your report means you meet the standard. New windows in an under-insulated home lose most of their benefit, and SEAI warns that damp or uneven heating can get worse.

How do I know if my home passes the heat loss test?

Your BER Advisory Report shows the Heat Loss Indicator and rates the attic and wall insulation. If SEAI grants paid for both, SEAI can confirm it. If not, a BER assessor can tell you in one visit.

How much is the windows grant?

€4,000 for a detached house, €3,000 for a semi-D or end of terrace, €1,800 for a mid-terrace and €1,500 for an apartment, plus €800 a door for up to two.

Can I apply for insulation and windows together?

Yes. One application can include more than one grant. The insulation still goes in before the windows, and the post-works BER is done after all of it.

What if I don't have a BER?

SEAI strongly advises a pre-works BER when the home has only one type of insulation or neither. A BER typically costs about €245 to €280. No BER yet.

Are you SEAI?

No. We show what your home needs and pass your request to one SEAI-registered contractor who covers your county. windowsgrant.ie is not SEAI or a government body and does not award grants.
